Chimney Rebuild & Roof Penetration Repair
The property had an actively deteriorating chimney structure with visible signs of rot and failed roof penetrations. The existing chimney cap was damaged, and surrounding roofing components, including lead boots, were no longer providing proper waterproofing.
These conditions created a high risk of ongoing water intrusion, which could lead to further structural damage, interior issues, and increased repair costs if not addressed promptly.

Due to active roof penetration and chimney deterioration, repairs were required to prevent water intrusion and further structural damage. The scope included a full chimney rebuild and proper integration with the existing roofing system.

LVP Flooring Replacement Multi-Area Unit
The existing LVP flooring throughout the unit showed clear signs of wear, separation, and improper alignment, particularly in high-traffic areas such as the living room and hallway. Several planks were lifting and shifting, creating uneven surfaces and visible gaps.
These conditions not only affected the overall appearance of the unit but also posed durability and safety concerns, making full replacement necessary to restore a consistent and reliable flooring system.

The project involved the full removal and replacement of existing LVP flooring across multiple areas of the unit to ensure a uniform, durable, and properly installed finish.
Living Room – LVP Replacement

All affected areas were fully replaced with new LVP flooring, resulting in a clean, uniform, and properly aligned finish across the unit. Transitions between rooms were corrected, and installation was completed to ensure long-term durability and performance.
The updated flooring significantly improved both the appearance and functionality of the space, preparing the unit for occupancy and reducing the likelihood of future maintenance issues.
Full Tile Shower Renovation
This project involves a full demolition of the existing shower and installation of a new, fully waterproofed tile shower system. The scope is designed to ensure long-term durability, proper drainage, and a clean, modern finish.





SCOPE OF WORK
The project will begin with the complete demolition of the existing shower, including the removal of wall tile, flooring, and any deteriorated materials. All debris will be properly removed from the site, and the area will be prepared to receive a new waterproofing system.
Once the area is cleared, a new substrate will be installed using either cement board or foam board, followed by the application of a waterproof membrane system such as RedGard or a Schluter equivalent. All seams, corners, and penetrations will be carefully sealed to ensure full protection against moisture intrusion.
The shower walls will then be finished with tile installation covering approximately 150 to 160 square feet. Tile will be installed with proper alignment and spacing, followed by grouting and caulking to create a clean and consistent appearance.
For the shower floor, mosaic or small-format tile will be installed to allow for proper slope and drainage toward the existing drain. The floor will be grouted and sealed to ensure durability and slip resistance while maintaining proper water flow.
Finally, all fixtures will be reinstalled, including the shower valve trim, shower arm, and shower head. The project will be completed with final silicone sealing, detailed cleanup, and finishing touches to ensure the shower is fully functional and ready for use.
Completion




The completed shower features a fully waterproofed system with properly installed tile on both walls and floor, ensuring long-term performance and reliability. The upgraded space will not only improve the overall appearance but will also eliminate potential moisture issues and provide a clean, modern, and durable finish.
Deck Demolition & Yard Restoration
This project consists of the full demolition and removal of the existing deck, followed by restoration of the affected yard area to create a clean, level, and usable outdoor space.






SCOPE OF WORK
The work will begin with the complete demolition of the existing deck structure, including all decking boards, framing, and any supporting components. Materials will be carefully dismantled and removed from the site, ensuring that the surrounding property is protected throughout the process.
Once the deck has been fully removed, all debris and leftover materials will be hauled away, leaving the area cleared and ready for ground restoration. The underlying surface will then be addressed by raking and leveling the soil to eliminate uneven areas and prepare for proper grading.
After leveling, the area will be seeded to promote new grass growth and finished with a layer of straw to support germination and help stabilize the soil. The goal is to restore the yard to a clean, even, and natural condition that blends with the surrounding landscape.
Completion








Upon completion, the deck was fully removed. The space is clean, visually improved, and ready for future use, with new grass growth supported through proper seeding and ground preparation.
